Investor getting the interim finance needed to close a real estate deal

About Us & Interim Finance

DFI is a private, secured interim lender with over 45 years experience. We have built a reputation as a reliable and responsible lender to investors and developers seeking to acquire, develop, or refinance real estate.

We work with clients across New England, including Maine, Vermont, New Hampshire, Rhode Island, Massachusetts and Connecticut. We also serve Florida.

As a non-regulated entity, we creatively structure solutions to fund difficult challenges. We hold all of our loans in our portfolio. This enables our experienced real estate professionals to commit to and close transactions quickly.

We value the relationships we build with our clients and rarely do one and done deals. Most of our clients are so happy with our response time, resources, expertise and reliability, that they are happy to continue working with us on future investment opportunities.

Why Work with Us?

We have earned our reputation as a reliable, responsible, and disciplined lender. That’s why many of our clients come back to us again and again to finance their growing real estate portfolio, even after they have established relationships with banks or traditional lenders. The combination of convenience, confidence, and trust makes us a preferred choice in many financing situations.

Creative Financing Flexibility

As experienced real estate developers, investors, and lenders we see things differently than other private lenders. This unique perspective creates opportunities for flexible and creative financing solutions that underwrite the true value of your project. Plus, as a private lender, we aren’t bound by the same rigid rules that govern banks and typical financial institutions.

Get the Financing You Need When You Need it Most

There’s nothing more frustrating than watching a deal slip through your fingers because of lack of financing. We understand the real estate market is measured by the calendar, not the clock. Banks are notoriously slow to process loans and complicate the process with mountains of paperwork. At DFI, we specialize in secured real estate loans and use our own funds to complete every deal. That means we can work quickly to provide you the money you need without hassles and red tape.

We Are Not a Hard Money Lender

As experienced real estate investors and developers, we prefer to think of ourselves as private lenders. We don’t chase rates. Instead we use our 45 years of experience in creative real estate lending to build relationships with our clients. Our focus is on win-win scenarios that benefit both parties. In fact our favorite investors are those who’ve found opportunities we wish we’d found ourselves.
